Founded in 1991, Bedford Lending is a direct MAP and LEAN approved HUD/FHA lender that provides financing solutions for apartments and healthcare facilities nationwide. Our direct loan programs can be used to acquire, refinance, construct, or rehabilitate assets and offer high-leverage, non-recourse, long-term fixed rate, assumable terms.
As one of the last remaining boutique HUD multifamily and healthcare lenders, our highly experienced staff build life-long relationships with our clients through transparency and honesty.
We start each assignment by carefully evaluating our clients' goals and then complete a complementary financial analysis that compares all options available. Our goal is to educate clients so they can make informed decisions; we never request any upfront fees or have protracted turnaround times. Similarly, as our (mortgageable) fee is only paid at closing, there is no upside for us to work on projects that we are not confident will be approved by HUD.
In addition to our direct lending programs, Bedford Lending has experience with low-income housing tax credits (“LIHTC”), HOME, TIF, tax abatements, and other capital sources that can be combined with our debt options to maximize leverage. This expertise allows us to fill equity gaps that would otherwise impede the success of a project.
